Now that our Land Use and Circulation Element has been approved, at least a dozen developers are queued up waiting for their projects to be approved by the CIty Council, after which they will have vested rights that we cannot later rethink.


The Bergamot/Creative Arts district has a federally-funded master plan pending.  Should Development Agreements wait until we have a better environmental overview of cumulative impacts?
